What’s included in the rent?
A fully managed property. A readily available team who lives locally and can come out straight away for any emergency
Are bills included?
No.
Is there a minimum rental period?
Currently, the tenancy term is 12 months, pending the enactment of the Renters’ Rights Bill 2024, which is expected to become law in Spring 2025. After that, all Assured Shorthold Tenancies (AST) will transition to periodic tenancies with a rolling contract.
Accommodation & Facilities
Are the rooms furnished?
Offered fully furnished with double bed, wardrobe, chest of drawers and a desk.
Can I share a room?
No.
Are pets allowed?
Requests are considered on a case-by-case basis and are subject to the landlord’s discretion.
Payments & Contracts
Do I need a guarantor?
If you are a student without an income, the answer is yes. Similarly, if you are a working professional who does not pass the reference or affordability checks, the answer is also yes.
What payment methods do you accept?
Online Bank Transfer Only.
What happens if I need to leave early?
We assess each situation on an individual basis; however, it is essential that the terms outlined in the tenancy agreement are adhered to. Our internal policy allows for tenant swaps, where possible, subject to the landlord’s approval. This process requires the tenant to source a replacement tenant who will take over the tenancy for its remaining duration, contingent upon successful completion of all relevant reference checks.
